What is A Short Sale?
A short sale is the sale of the property for less than what the owner still owes on the mortgage .It's an alternative to foreclosure when a homeowner needs to sell and can not longer afford their payments. Bank agrees to accept less then amount owned to pay off a loan now rather than taking the property back by foreclosure. Lenders agree to short sale because they believe it will net them more money than going for long and painful foreclosure process. Also they think that property will be in better condition if sold as a short sale.
Why Should I Choose A Short Sale Over Foreclosure?
A homeowner who loses a home to Foreclosure is ineligible get new mortgage for at least 5 years. If homeowner decide to sell their property in short sale they can buy new home as soon as after 2 years. Foreclosure also affect your credit score for over 3 years. Credit score can be lowered anywhere from 250 to over 300 points. When you go through short sale only late payments on the mortgage will show and after the closing mortgage will be reported as paid or negotiated.
Who Pays Real Estate Commission During The Short Sale?
Real estate commission and all the other costs(attorney fees, unpaid taxes, village's inspections etc.) are being paid by the bank! Seller is not paying real estate commission!
How long Short Sale Process Takes?
It depends on the bank and how soon we can get an offer. It can be as soon as 30 days or as long as 9 months.
