Buying a home for the first time can be pretty challenging. Many people may be so overwhelmed that they end up making an impulse decision – buying the first house that falls within their price range. It is important to do some research, and consider some important aspects of the buying process prior to committing to a sale. Check out some of these valuable tips to land you your dream house:

1.       Know what you can and cannot afford. It is extremely important to look at your finances, and figure out what your average monthly budget is when you are looking to buy a home. Figure out what your day-to-day bills are – from dinner dates to Netflix rentals. After you establish what you have leftover, you will be able to put together how much you have for your mortgage. You will also have to factor in utility bills, cable/internet bills, taxes, etc.

2.       Compile a list of your wants and needs. Having to follow a stricter budget means having to make some compromises. It is advantageous to make a checklist of your wants and needs – from the amount of bathrooms and bedrooms to the safety of the neighborhood. Then, whenever you go and see a house, make some notes about what it has in regard to your checklist and start to narrow it down from there.

3.       Find the right real estate agent. This is one of the most important steps in the home buying process because your real estate agent will have the knowledge and connections to make the buying process much less of a headache. You want an agent that you can rely on, and one you can trust who will put your best interest first. Having a professional real estate agent to guide you through the steps when buying your first home will prove to be extremely beneficial.

4.       Make sure you fully understand the offer process. There are pieces of information you need to take into account before making an offer. First, look at how long the house has been on the market. Second, look at the seller’s asking price in relation to comparable properties in the area. Third, remember to think about inspections when making an offer. And, finally, remember that negotiation typically does occur, so be sure to discuss with your real estate agent before making that first offer.

5.       Understand and comprehend what you are signing. Your real estate agent will be able to help you with all of the paperwork. It is definitely recommended to request copies of all paperwork, and to take your time when reading over the contract.

It may seem overwhelming when you first start your house hunting search, but with the right real estate agent and with the appropriate amount of research, you will be on your way to your living in your dream house soon enough.
