STEPS TO BUYING A NEW HOME

o Square footage
o Proximity to public transportation
o Parking or garage space
o Walk-in Closets
o Association Dues (If a condo or town home). What are you willing to pay?
o Annual property taxes

I will send you listings centered around your specifications and then set up showings at your properties of interest
Once we find a property, we will discuss the price you would like to offer the seller.
I will then present the offer to the seller’s agent. The seller will either accept the offer or counter.
After you have agreed on a final price, the seller might ask that you write an earnest money check (initial down payment) typically for $1,000 to $5,000 to hold the property. (I will inform you of the exact figure if applicable)
Hire a real estate attorney. Your attorney will review the purchase contract, negotiate your portion of the title fees and review the final documents at closing. (I can make recommendations if you would like)
A purchase contract is signed by you and the seller. I will fax it to your mortgage broker and your attorney for review.
Then you will be in the hands of your martgage broker and attorney until the time of the closing.
I will be with you from Start to Close to answer any questions along the way! Schedule permitting I will accompany you at your closing and congratulate you on the purchase of your new home!

As your real estate agent, I will show you an accurate report of all the costs and credits owed to you. I will provide a CMA that will have information to help you decide your listing price and then show you how much money you can expect to walk away with at that price point.
I am going to work with you to get your house on to the MLS (Multiple Listing Service) as fast as possible. I will collect all the necessary information about your property, ask you about your home and what you find to be highlights of the property and location, and take pictures of the home to help buyers be well informed and fall in love with your home.
