Why Use a REALTOR®?
A real estate transaction is one of the largest financial investments or sales most people experience in their lifetime.
Why use a REALTOR® when selling?
People sometimes believe that they can save money by trying to sell a house on their own and not pay a commission to an agent.
They may try to sell their property on their own and wonder why there are no buyers who are interested. It may be because they did not consult with a Realtor prior to putting their home on the market that would have shown them the current market trends and comparable properties to accurately price the property.
It also may be because most home buyers who are serious about making a purchase are working with a Realtor and do not know of homes that are FBSOs (For Sale By Owner) because of the lack of marketing to professionals in the real estate industry. The buyer may prefer to work with sellers who are resolute in selling their property and have demonstrated that by using a Realtor to list and market their home.
Some people may claim that they saved thousands of dollars selling their property by owner and within the first day. There is a reason why it sold so quickly, the sellers left money on the table!
Other 2014 FSBO Seller Facts*:
- Homes that sold with the assistance of a real estate agent has a 13% higher sales price than the standard FSBO sale.
- 9% of home sellers sold their home without the assistance of a real estate agent, however 44% knew the buyer prior to selling the home.
- That means that less than 6% of all home purchases involved a seller without agent representation who found a buyer either by chance or through an agent representing the buyer.
- Of the sellers who did not know the buyer of the home prior to trying to sell it, only 15% were contacted by a buyer.
- 50% of FSBO sellers did not attempt to market their home and 73% did not offer any incentives to attract buyers.

Mortgages and FinancingWhat is the difference between being pre-qualified and pre-approved for a mortgage? This is a common question in the real estate industry. A pre-qualification from a lender is not the same as a pre-approval.
A pre-approval is not a requirement when purchasing a home, but it is a very important step when beginning the home buying process. It allows you to know your spending limit, it demonstrates to sellers that you are a serious buyer and it provides increased negotiation power over those who do not have a pre-approval.
Pre-Qualification: A pre-qualification is an unofficial evaluation of your financing capabilities based on information you provide to your loan officer. The documents necessary for a mortgage application are not verified when estimating your borrowing potential in a pre-qualification.
Pre-Approval: In a pre-approval, a lender goes through the necessary documents you provide, verifies the information and will then estimate the amount you can borrow. Usually a pre-approval can be obtained in as little as an hour, however does not represent an actual loan commitment.
