 I am originally from Havana, Cuba.  My parents emigrated to Tampa in the '60s and this has been my home eversince. I graduated with a degree in engineering from the University of South Florida. After graduating, I had a long career with Tampa Electric Company and TECO Energy now an EMERA company where I rose  through the ranks  to the level of vice President of Technical and Support Services.  

One of my areas of expertise is in sales having been the Director of the Tampa Electric Bulk Power Department which was responsible for power sales to other utilities and municipal power systems.

I am a Certified Mediator and I have Consulted in the areas of Leadership, Efficiency and Mediation. 

I serve the Tampa Bay Area, specifically the cities of Tampa, St. Petersburg, Clearwater, Wesley Chapel, Brandon Valrico, Dade City, Zephyrhills and more.

If you are a buyer

Each client is unique, but even in that uniqueness, there are common services that all clients are looking for.  When you are purchasing a home, it represents a major investment and commitment whether it is a $100,000, or $500,000 home.  This is true whether you are purchasing your first home or you 5th.  Having a smooth transition from determining your budget to searching for a home and then purchasing it can be a little daunting.  I will guide you through the process and provide you with resources and my expertise.

 As your REALTOR 

  • I will discuss your wants and needs with you to get a clear picture of what you really want.
  • I will educate you on current market conditions. 
  • I will conduct market research on your behalf.  
  • I will help you find a property which addresses as many of your wants and needs as possible keeping in mind which of these wants an needs are your top priority. 
  • I will arrange appointments for showings on your behalf and  I will be there with you during the showing.
  • I will assist you in narrowing your search, and provide you condensed information on your top properties.
  • I will complete all of the required documents, Contract for Sale and Purchase and appropriate addenda. 
  • I will handle the  negotiation process when making offers and counteroffers
  • I will provide oversight and follow up for any inspections deemed necessary
  • I will communicate and coordinate with the title company on your behalf from contract to Closing.
  • I will communicate with your lender if one is involved to ensure adherence to contract terms and timelines.
  • I will arrange for property access and information for the property inspection.
  • I will arrange for property access and information to the appraiser, if an appraisal is needed.
  • I will coordinate applications and interviews with Condominiums and/or Home Owners Associations, if applicable.
  • I will review all of the documents prior to closing to ensure that your interests are protected and I will attend the closing with you.

Most of all, I will be your advocate during the entire process from start to finish. 

If you are a Seller

I will guide you through the process from listing your home to selling your home.

Here are some of the actions I will be taking on your behalf:

  • Listing Your Property
    • I will create a Comparative Market Analysis Report which allows you to consider and determine the market value of your home.
    •  I will schedule an appointment for us to discuss a pricing strategy, marketing plan and review all of the documents associated with a listing.
    • Once all paperwork is signed,  I will visit the home,  take measurements of all rooms, gather a description of all of the features and personal property included in the sale, take pictures and gather any remaining information required to list the property in the MLS (Multiple Listing System) 
    • Arrange for the installation of a yard sign. 
    • Make recommendations on what repairs or decorations interior and exterior may help with the salability of your home to minimize the time on the market. 
  • After listing is published
    • I will coordinate all showings.
    • Discuss feedback from showing agents with you in order to determine if any changes will help accelerate the sale.
  • Negotiating & Managing the Transaction
    • I will receive and evaluate offers and counsel you on the merits or 
      weaknesses of each component.
    • I will facilitate all negotiations and counteroffers at your 
      instruction, including management of all related paperwork and escrow, until all parties come to a final agreement
    • I will ensure that all contractual deadlines 
      and time limits are adhered to by all parties in order to ensure your interests are protected.
    • I will track the loan process.
    • I will coordinate Inspections & Appraisals
      • Review the final report with you.
      • Discuss how these finding affect you based on the terms of the contract.
      • I will also work with you to schedule additional inspections 
        for septic, well, termite or mold.

         
  • Preparing for Closing
    • I will coordinate the closing process with both the buyer’s agent 
      and lender,
    • I will coordinate the location, date and time for the closing and notify all parties involved.
    • I will work with the buyer’s agent in scheduling and conducting the buyer’s final walkthrough prior to closing,
    • I will review your closing figures and documents for accuracy, attend the closing to ensure your interests are protected.
    • Arrange for the MLS database to be promptly updated regarding the 
      sale.
