The key goal for Sellers in a Real Estate transaction is to sell for highest and best price in the quickest amount of time.
The key goal for a Buyer in a Real Estate transaction is to sell for lowest and best price in the quickest amount of time.
Mutually speaking when the Buyer and Seller commit/agree to a price there is established Market Value. That is what drives the market price.

Pricing to Negotiate
There is a significant difference pricing a home to Negotiate vs to Sell. The challenges associated with pricing to negotiate insinuate that:
1) Seller is NOT motivated to sell in the quickest amount of time; they really want the "price tag" and are willing to wait thinking their chances of a sale at the higher price will succeed.
2) The longer the home sits, the more stigmatized the property becomes, thus lowering the value.
"There must be something wrong with it"
3) It is statistically proven that Sellers who Price to negotiate almost always, always Sell below their deserved Market Value because at some point, "Time" becomes of the essence and rash decisions must be made to Sell.
