Should I look for a new home before or after selling my current home?

You can always look for your new dream house while you sell your current house. However, it is better to sell your current home before you buy your new dream home if you do not have enough cash to put 20% down and enough funding to carry an additional mortgage for however long. 

Showing activity may stop once the house is on home sale contingency because the seller is then being held hostage by the buyer. Many deals fell through during the housing crisis so now most sellers do not allow home sale contingency. Even if you, the seller, agrees to this the length of time should not exceed 72 hours.  

If you sell your home and there is no suitable house in the market for you then you should rent until you can find or build the house that you desire.  You have two years to do this without paying tax resulting from the appreciation of your house value. 

Benefits of home ownership

 

Own a home can give a person a sense of belonging.  It is a place you can call your own whereas renting doesn’t give you that feeling. There are also tax benefits with owning a home.

Your primary residence’s mortgage interest and real estate tax are deductable when filing income tax.  Even though home values are generally down from the height of the market some area’s real estate taxes have gone up.  These could be substantial tax savings for people that are in the higher income bracket.  Depending on your income level the deduction can be gradually phased out. 

People who lived in their primary residence and have seen their home values appreciated will be able to take homestead exemptions when they sell their homes. You can make up to $250,000 profit for individual or $500,000 for married couple without paying tax.
