Eagle Ridge Orland Park

Florida has The Villages-Orland Park has Eagle Ridge! Eagle Ridge is located in the Southern tip of Orland, close to Mokena, Frankfort, Homer Glen and New Lenox. It is a neighborhood comprised of three developments depending on when the neighborhood was built-Eagle Ridge 1, Eagle Ridge 2 and Eagle Ridge 3. There are single family homes, condos, townhomes and duplexes in the neighborhood, making it a popular destination for people moving into and around Orland Park.

The neighborhood is located close to the Southwest train station on 179th and Rt. 6, the Rock Island at 191st and La Grange and of course, the interstates 80 and 57 at 179th and La Grange. There is ample open space in the vicinity of Eagle Ridge-Stellwagan Farm is just north of the Eagle Ridge 3 development and The Cook County Forest Preserve at 179th and 104th Ave is just east of Eagle Ridge 1. It is a walker’s paradise, with over 1000 acres of trails and trees and grassland.

I am going to mostly talk about the townhomes and condos in Eagle Ridge. It seems that every week, I meet someone who wants to talk about an Eagle Ridge townhome/condo or someone who wants to buy in Eagle Ridge. The units are affordable. Taxes are reasonable and assessments are some of the lowest in the area. Some have no interior steps, making them very attractive to older buyers. The Associations are well run, most by the homeowners themselves. A few are professionally managed. Since most were built in the 90s, roofs and mechanicals have been updated in many of them.

There are six different styles and floor plans in the townhomes and condos.

There are a few three story condo buildings on Bernard and Wisconsin in Eagle Ridge 2 at the corner of 179th and Wolf Rd. These have two bed, two baths and a detached garage. These sell for in the $130s.

There are a few ranch duplex models in Eagle Ridge 2 just east of 108th Ave on the streets Cheryl Lane, Kimberley Lane, Donna Lane. These units are all brick and feature two beds, two baths, living dining room and a full basement. They sell in the high $200s.

Then there are four townhome models that are the most common. Two are mainly found in Eagle Ridge 1 only-the Majestic and the Golden, and the ranch townhome is found in all three Eagle Ridge neighborhoods.

The Majestic and the Golden are the split level style townhome. The Majestic is a raised ranch style, similar to a raised ranch home. As you enter the foyer, there is a set of stairs to the main living level which features the living room, dining room, kitchen, two beds and two baths. The lower level has the family room, utility room, a powder room and access to the two car garage. Typically, there are four units in a building. End units tend to be more expensive. Some of the Golden end units have a patio.  The Majestic has a balcony off the living room in the front of the building. Some are located in Cul De Sacs, some have green space in front of the building.

The ranch style units are super popular and come in two styles. Both models are two bed, two bath, with a living room, dining room and a kitchen and an attached two car garage. The American is the bigger model as it has an additional family room. The Crown is a little smaller, and does not have the family room. Most of these units are built on a four foot concrete crawl, but a few have a full basement.  Most of the end units have a patio off the dining room. There are no interior steps in the ranch models and in Eagle Ridge 3, on Rachel Lane, America Ct, Columbus Ct and Georgio Ct, there are no exterior steps and the doorways and hallways are wider, making them a great choice for anyone looking for a handicap accessible unit.

All of the Eagle Ridge townhomes have hot and cold water and a drain in the garage.
