If a tree falls, are you liable

Did you know if your seemingly healthy tree falls in a storm on your neighbor's property you as the homeowner are generally not responsible. Damage from strong wind or lightning strikes, "acts of God" are outside the homeowner's ability to predict or prepare for and the damage from these natural events is typically not a homeowner's responsibility.  But if an old or diseased tree falls into the neighbors house or fence or car, then the tree owner may be liable.  So inspect your trees to make sure they aren't a hazard....if you knew or should have known that the tree was unsafe....you are likely to be held liable.  So, take good care of your trees and you won't have anything to worry about!
